Founded in 2005, Four Corners Properties ("FCP") is an established local investor, developer, and operator who has invested approximately a billion dollars in opportunistic real estate across approximately 50 assets and 4.1 million square feet since 2005. FCP is focused on Value-Add, Urban Infill Development and Redevelopment of Commercial Properties in Northern California. FCP employs a disciplined, value-driven real estate investment strategy, acquiring assets and deploying capital strategically for maximum benefit.
Mr. Burkard has extensive experience in real estate investment, financing, asset management and development. Prior to founding Four Corners Properties in 2005, Mr. Burkard was an Acquisitions Director with Broadreach Capital Partners, where he was responsible for the acquisition of approximately 1 million square feet of office and R&D investments in Northern California and Denver with a total investment value of approximately $80 million.
Formerly a Vice President of Leasing at Equity Office Properties Trust (“EOP”), Mr. Burkard was the senior leasing executive for the Silicon Valley region. He was responsible for a team managing and leasing approximately 11.3 million square feet of office, R&D, retail, and industrial space located throughout the greater San Jose area. Prior to EOP’s acquisition of Spieker Properties (“SPK”), Mr. Burkard served as a Project Director at Spieker Properties where he acquired, disposed of, leased and managed a portfolio of office, R&D and industrial properties in the Silicon Valley totaling 3.5 million square feet with a total value of $600 million.
Prior to joining Spieker in 1998, Mr. Burkard held numerous positions with Bank of America N.T. & S.A. During nearly six years at Bank of America, he worked in its Real Estate REO Group, Real Estate Project Finance Group, National Accounts Group and Special Assets Group. These positions involved asset management, analysis and disposition, loan sourcing and evaluations of project finance opportunities with Northern California-based real estate developers, underwriting for residential, multi-family, retail, office and industrial properties, loan restructuring, workouts, and credit analysis.
Mr. Burkard currently serves as a ULI council member and is a past president of NAOIP Silicon Valley. A graduate of Silicon Valley Leadership Group, he is also actively involved with a number of volunteer organizations in the Silicon Valley.
Mr Burkard graduated Bucknell University with a Bachelor of Science in Business Administration and a second major in European History.
Mr. Wilbur has over 20 years of direct experience in real estate investment, development, and equity investing through joint venture relationships. Mr. Wilbur has designed, entitled, and built over 6 million square feet of office and R&D buildings in west coast markets with the majority located in the Silicon Valley where he has established strong relationships with local real estate brokers, architects, contractors, and city officials.
Before joining Four Corners Properties, Mr. Wilbur was the lead development partner at Harvest Properties where he oversaw the design and entitlement of a new 2 million square foot office campus for a Fortune 500 technology firm looking to consolidate their headquarters in the City of Santa Clara. Prior to joining Harvest Properties, Mr. Wilbur served as a Managing Director at RREEF, the real estate investment management division of Deutsche Bank, where he initiated and oversaw more than $1 billion of development and value-add based investing in the San Francisco Bay Area and other select west coast markets.
Mr. Wilbur, prior to joining RREEF, oversaw joint venture based development investing in the Bay Area and select national markets for AMB Property Company and before AMB, Mr. Wilbur served as a Vice President at Spieker Properties where he oversaw the company’s $500 million development portfolio on the west coast. Mr. Wilbur started his career as a consulting engineer providing earthquake resistant building design services to a variety of institutional and developer clients.
Mr. Wilbur graduated from the University of California Davis with a Bachelors Degree in Civil Engineering and a Masters of Business Administration and a Masters in Structural Engineering from the University of California Berkeley. Mr. Wilbur is licensed in California as a professional engineer, real estate broker, and general contractor.
Mr. Li joined FCP in 2014 and is responsible for financial accounting, analysis and reporting, as well as due diligence and underwriting of prospective acquisitions and dispositions. He has over 10 years of commercial real estate experience including development, valuation, and credit analysis.
Prior to joining Four Corners Properties, Mr. Li was a Vice President with the Real Estate Institutional Markets Group at Union Bank. He was the portfolio manager for a $950MM portfolio of loans to REITs and other institutional real estate investors. Before Union Bank, Mr. Li was Assistant Vice President with the Development and Value Add group, and later the Acquisitions group at RREEF, Deutsche Bank’s real estate investment management division. There, he underwrote and evaluated potential investments in all product-types, across a broad risk spectrum, and in various deal structures. Prior to RREEF, Mr. Li was an associate at AMB Property Corp (now Prologis, Inc.), where he was responsible for financial reporting and earnings forecast on AMB’s development pipeline. Mr. Li began his career at Arthur Andersen, where he became a Certified Public Accountant (CPA). Mr. Li graduated from University of California, Los Angeles, with a Bachelor of Arts in Economics; and also from University of San Francisco, with a Master of Business Administration.
Mr. Li is a Chartered Financial Analyst® (CFA) charterholder.
Mr. Payne joined Four Corners Properties in 2014 and is responsible for sourcing and managing new investment opportunities. He has over 12 years of commercial real estate experience, including leasing, marketing, finance, and principal investing.
Prior to joining Four Corners Properties, Mr. Payne assisted in managing and investing over $2.5 billion of Real Estate assets for Stanford Management Company. Ryan also worked as a Summer Associate in 2013 with Westbrook Partners in San Francisco.
Mr. Payne began his career as a Tenant Representation Specialist with JLL in San Francisco, where he quickly emerged from Leasing Director to Vice President and Top Achiever. Ryan played an integral role in some of the most high-profile transactions in San Francisco from 2009-2012, including Goldman Sachs, Kaiser Permanente, Riverbed Technology, and Twitter’s Headquarters.
Mr. Payne holds a Bachelor of Science Degree in Managerial Economics from the University of California Davis, where he was a member of the NCAA Football team. In 2014, Ryan received his MBA from the Stanford University Graduate School of Business. Mr. Payne is a LEED Accredited Professional and licensed real estate salesperson in California. He is a member of the Urban Land Institute.
Ms. Porta joined Four Corners Properties in 2012 and is responsible for the asset management of the company’s 1.07M square feet portfolio in Silicon Valley and participates in acquisition, disposition and development activity. With over 12 years of experience in Commercial Real Estate, she provides professional expertise in retail, office, and industrial asset classifications, including institutional quality property management, marketing, lease negotiation, and project repositioning.
Prior to joining Four Corners Properties, Ms. Porta specialized in providing customized strategies and integrated real estate solutions to individual and institutional investors, most recently as a Senior Vice President at Cassidy Turley. There, she was responsible for a combined role encompassing the management of a rapidly growing portfolio of office, R&D, industrial and medical buildings, supervision of operations and engineering staff, and business development for the Silicon Valley market. While at Cassidy Turley, Ms. Porta achieved portfolio growth equal to 125%.
Ms. Porta began her career as a Building Manager with Spieker Properties, where she was subsequently promoted to Property Manager. Following Equity Office’s acquisition of Spieker Properties, she was promoted to Senior Property Manager where she was responsible for a real estate portfolio comprised of 1.2 million square feet, including The Pruneyard Office Towers and Shopping Center in Campbell, Skyport Plaza Office Towers, Retail and Owner’s Association in San Jose.
Mr. Ying joined Four Corners Properties in 2012 and is responsible for development and acquisition opportunities in Silicon Valley. He has over 10 years of commercial real estate experience, including development, finance, marketing, sales, leasing and construction management.
Prior to joining Four Corners Properties, Mr. Ying was a Vice President with the Development and Value Add Group at RREEF, Deutsche Bank’s real estate investment management division. There, he oversaw $900 million of development and value add investments in select west coast markets. Before RREEF, Mr. Ying was part of MacFarlane Partners’ acquisition efforts, where he helped underwrite and structure over $400 million of new development investments.
Mr. Ying began his career as an investment banking Analyst with Merrill Lynch, where he was subsequently promoted to Associate and later Vice President. While at Merrill Lynch, Mr. Ying successfully raised over $4.5 billion of debt and equity capital on behalf of corporate and municipal clients. Before transitioning to commercial real estate, he spent time in various management positions in finance and corporate development with an early stage venture capital firm and its portfolio companies.
Mr. Ying graduated from the University of Oregon with a Bachelor of Science in Finance and a second major in Management.
